What Is It?

Taking shape in Berlin’s iconic Holzmarkt 25 district, Villa Viva is not just another hotel project. Set to open its doors in 2027, the hotel will offer 155 rooms across different categories, designed as an integral extension of one of Germany’s most progressive urban communities.

At its core, Villa Viva is built around a social profit model. The project is led by Viva con Agua, the all-profit organization dedicated to global access to clean drinking water, in collaboration with the Holzmarkt 25 cooperative, a landmark example of community-led urban development in Berlin. Once operational, 60 percent of the hotel’s profits will directly fund Viva con Agua’s water projects worldwide, turning every overnight stay into a tangible act of impact.

Architecturally, Villa Viva reflects its values. The building is designed as a stack of wooden box-like structures, many with private balconies overlooking the River Spree. Wood dominates both the façade and interior, while any concrete used prioritizes recycled and low-impact materials. Even the furniture follows this logic, relying largely on second-hand and reused pieces, reinforcing the idea that sustainability can be aesthetic, warm, and intentional.

The hotel will sit within the wider Holzmarkt ecosystem, a vibrant mix of co-working spaces, cultural venues, galleries, a kindergarten, music studios, cafés, and public gathering spots. Rather than isolating tourists from locals, Villa Viva is designed to blend travelers into everyday Berlin life, creating encounters that feel authentic rather than staged.
